As the winter winds down and we begin to look towards summer, it is apparent that many buyers have mentally moved on to summer with the volume of land transactions that have occurred. The most impressive story is the resale market in Martis Camp. So far in 2015, there have been 7 sales and another pending for a total of 8 transactions. This is equal to the total number of resale lot transactions in Martis Camp in all of 2014.

It is clear that the resale market in Martis Camp is where the best remaining home sites in the community are, and I expect more listings to come on the market in the next couple of months. Of the 8 transactions in 2015, I have personally represented 4 of the sellers and 1 buyer. Moreover, in several instances regarding the sold properties that I had listed, there were multiple offers involved. The demand for the quality properties is higher than the supply available. This recent surge of activity in the resale market is the first sign of the community transitioning into a “normal” market vs. a developer controlled one.
