Mid-October 2017 looks quite different from the real estate market the same time last year. Although the span of a week is rather small to draw conclusions, it’s worth noting that there was little to report for the third week in October of 2016. Gray’s Crossing held the single sale last year, compared to 26 properties under contract one year later. Perhaps the expectation of another epic snow season is the tangible factor for increased activity and excitement in the Tahoe/Truckee region.
It is no surprise that the bulk of transactions were at Northstar California with opening day less than a month away. Buyers are eager to secure their winter home in anticipation of action packed powder days. Northstar has seen 7 homes change ownership this week.
The Martis Valley neighborhoods: Lahontan, Martis Camp, and Schaffer’s Mill have had a solid stretch with 12 properties under contract. Martis Camp carried the bulk of the activity boasting a $4.25M sale. Martis Camp’s exclusive chairlift to Northstar is definitely a draw as the temperature drops and the winter sports make their yearly comeback.
Old Greenwood and Gray’s Crossing have maintained a healthy market with 6 trades at a median price of $1.4M. The lag in sales between golf communities and slope-side property is likely due to the changing of the seasons. In Truckee it’s time to stow away the clubs and polish up the skis. We will likely see Gray’s and Greenwood bounce back once the snow has melted in the spring.
