Talk about a community that has done a complete 180 degree turnaround in the last 15 months!
Gray’s Crossing has sold 97 homesites and 13 single family homes since last January. There’s currently only one home left on the market. The fact that the average price on these lots was about $50,000 back in the first quarter of 2013, but they are now selling for as much as $245,000, is astounding. It makes me wish that I had bought a few!
There are roughly 40 homes in design review and we’ll see construction start on many of them this summer. The majority of these homes will be custom built homes for the families that bought lots last year. The construction activity in Gray’s Crossing will be fun to see, and it will certainly stimulate more sales of the remaining homesites in the community. There are still some beautiful lots to choose from, but buyers better act fast. Otherwise, they will end up paying more or will miss out altogether. As a result of the sales success, several sellers have adjusted their prices this week. For example, M29 just increased from $155,000 to $185,000 and M25 bumped from $160,000 to $190,000.
If a buyer is looking for a great deal on a homesite in Gray’s Crossing, M57 is a bargain right now at $110,000. It is a level and sunny end site located on the 14th tee with privacy on the west corner.
It’s going to be thrilling summer at Gray’s Crossing….The golf course and PJ’s are scheduled to open on May 9th, and, Tahoe Mountain Club is currently working on the schedule for the Tuesday Concert Series.
