The weather is absolutely perfect in Tahoe now that fall is in full swing, and it’s worth a trip up to see the leaves changing and to enjoy the warm days and crisp nights before the snow arrives. Aside from biking, hiking, trail running, and other outdoor adventures, activities to enjoy this weekend include the Tahoe City Grill Fest at the Boatworks Marina, and the Dog Days of Fall in Incline. On Sunday, The Ritz-Carlton, Lake Tahoe is hosting a pumpkin patch afternoon party as well as a harvest dinner beer and food pairing in the evening. Lastly, Old Greenwood and Gray’s Crossing are open through the 19th of October, so, time still remains to close out your golf season with one last round on these sunny, clear days. Click here to book tee times.

Fall often brings the busiest months for real estate sales in the Truckee and Lake Tahoe area. In the past month, we have seen the number of sales take off, as buyers clear through existing inventory. In the 90 days from June through the end of August, 291 properties sold in our area. In the 35 days since Labor Day, 240 properties have sold and another 249 went into contract. With the number of new listings coming to market slowing over the same period (548 over the summer vs 265 since Labor Day), the lack of inventory is now becoming apparent.

In the big picture, unemployment is down, consumer spending is up, and income – specifically disposable consumer income – is up. Mortgage rates are still at near-historic lows, and home prices have yet to attain their peak, pre-recession values. These very favorable conditions have only increased the normal fall flurry of sales. If you are planning to buy a home in Tahoe this year, act quickly to ensure yourself the best selection. Buying now means you will be cozied up in your new home and ready to enjoy the snowfall when the resorts open in just over a month. (Northstar opens November 21!)

My real estate pick this week is a home in Martis Camp that has recently had a $120,000 price reduction. Now offered at $2,875,000, this home has 3 bedrooms + a sleeping loft, 5 bathrooms, and 3,050 square feet. 8725 Breakers Court is located on the 13th hole of the putting course, and has one of the largest and most functional great rooms of any cabin home at Martis Camp. The design of this home draws from its natural surroundings blending native stone, vintage reclaimed woods and rusted metals with contemporary elements.  Like nature, the architecture has a simple, impactful elegance with purpose and intrigue.  The central activity area at 8725 Breakers Court blends a spacious kitchen, great room, media room and dining room. The open flow between the rooms accommodates large family gatherings while at the same time also lends itself to small intimate gatherings.  The loft/4th bedroom features built-in bunk beds for the perfect kids’ getaway.
