Every time I set foot in the Martis Camp community I am quickly reminded of why it has been in its own league since its inception in 2005. Driving through the community makes me feel like I’m walking through an open air art museum, while instead of saying, “that’s a Monet, that’s a Manet…” we’re saying “Look at that Sage Modern design and that Morrison Custom,” as local builders have continued to paint their best works on the canvas that is Martis Camp.

And at an average price of $3,711,950 and $1,163 per square foot, Martis Camp continues to dominate the luxury market with 10 homes sales this month accounting for 23% of total sales volume for the overall region.

Following suit of the Camp’s success, the region as a whole is already knocking at the door of 2005’s total numbers with August alone having $160,154,290 in total sales volume and 178 residential transactions, the greatest number in any month since 2005 with 30 more transactions than any prior 2016 month.

Expect to see this August trend continue through September and October, commonly referred to as “contract writing season,” as over 200 transactions are currently pending in MLS. Perhaps though, and evidenced historically, November- Jaunary may mirror the cooling temperatures of winter as prices will most likely level out or drop, coupled with nervous voters, anxious to see how the upcoming presidential election will affect the economy. Simultaneously, this leveling/drop could be great for first time homebuyers excited to see pricepoints get closer to reach in the primary market in the months to come.

Fall itself is personally my favorite time of year in the mountains as crowds have generally dissipated, golf courses are empty and bike trails are in prime conditions.
