Grays Crossing for example has had very similar numbers this year with 17 home sites sold and 24 active on the market. The average sales price here is $118,847. Grays Crossing is absolutely one of Truckee’s top tier areas but with less than $100k difference you can jump from a public community to a private community. You see a huge difference, and benefit in my opinion, when you look at Martis Camp where there are 25 home sites on the market and only 5 sales this year. These sales have an average price of $1,162,000. Martis Camp is the newest generation of private club which is indeed packed with amenities and activities but all similar to what you enjoy at Lahontan. An almost $1M difference is a significant increase in cost for a relatively comparable style of living.
