One of the most established of all private resort communities in North Tahoe, the sense of community can be felt whether playing with the kids at the Camp Lahontan pool or enjoying a quiet dinner at the lodge. Over the past several years, the community of Lahontan has seen a period of slower home sales and and lower values than its surrounding neighbors. Much of this slow down was due to poor economic times and restrictive architectural guidelines in the community. This inhibited new growth and a community that reflected new building trends.
Midway through 2016 all of that has changed, the economy has regained its feet and the guidelines in Lahontan have been revamped to allow more cutting edge architectural form and modern building practices. Due to these changes, several ‘spec’ homes have been built over the past 18 months that have met with great success, all selling at the highest prices seen in a decade and prior to the completion of construction. Our most recent sales within the community reflect a per square foot price of nearly $700 and average sales price above $2.0 million. This is still a far cry from what the neighboring communities of Martis Camp and Schaffers Mill are fetching but the homes and community are as good or better than both.
