Home-buyers looking to get in on a piece of the action on Lake Tahoe may face similar challenges in 2022 to that of a year ago, when the number of available residential listings hovered at about a six-week inventory—roughly 230 properties.
Despite such a depleted supply, which resulted in 20% fewer transactions, the total dollar amount almost matched the historic year prior, with 50% of residential transactions reaching prices over $1,000,000, according to leading brokerage Tahoe Mountain Realty.
Luxury sales above $10,000,000 quadrupled, led in part by closings on the region’s most desirable parcels—the waterfront of Lake Tahoe.
Even as the number of lakefront transactions remained constant year over year, the dollar volume nearly doubled.
Now in the early months of 2022, new lakeside properties are hitting the market, and if 2021 has taught us anything, it’s that skies the limit for this rare and coveted product.
Check out these three new properties on Lake Tahoe’s shores:
Move-in-ready estate: 77 Speedboat Avenue
Sitting on a full acre in one of Tahoe’s most coveted neighborhoods, the estate at 77 Speedboat Avenue in Kings Beach is almost as breathtaking as the views seen from the home’s impressive vaulted windows.
Contemporary cabin designs make for a sophisticated, rustic aesthetic with vaulted ceilings, large stone accents and rich wood paneling.
Luxury comforts include ensuite bedrooms, a spa with a Japanese soaking tub and a gourmet chefs’ kitchen.
Coming in at just under 10,000 square feet and comprised of 12 bedrooms and 12 bathrooms, the mansion is one of the larger homes on the lake.
With two buoys and 105 feet of lake frontage on the peninsula that separates Agate and Crystal Bay, this property puts you right on the water.
Build-your-own compound: 3910 North Lake Boulevard
There are 72 miles of shoreline on Lake Tahoe, and to own even one foot is a valuable opportunity—take, for example, the plot at 3910 Lake Boulevard, which houses 50 feet of shore and comes with a price tag of $3.145 million.
Located along Carnelian Bay on the northern end of the lake, this slice of lakefront property offers full access to the famed crystalline waters of Tahoe, with sweeping views of boats floating by and sun sparkling off the surface.
The home-site sits on a flat clearing amongst a thick of mature pine trees, affording natural privacy.
Within a thirty-minute drive are six of Tahoe’s famed ski-resorts, and nearby communities like Tahoe City offer many of the most popular restaurants on the lake.
Available plots capable of residential development are a finite commodity, and opportunities like this to build a dream home on Lake Tahoe will not always be so simple.
Low-maintenance, high-luxury living: Stillwater Cove #6
Located on the Nevada side of Lake Tahoe, this approximately 1,800-square-foot condo resides within the gates of the Stillwater Cove community.
Perched atop a lakeside hill, the recently remodeled and updated multi-unit structure is outfitted with wrap-around, covered balconies, giving residents open-air, panoramic access to the surrounding scenery.
Windows are plentiful throughout the two-bedroom, two-bathroom residence, with uninterrupted views of Lake Tahoe and nearby mountains.
Interiors are styled after modern cabin designs, featuring natural tones, stone-faced fireplaces and wood accents. Swimming and boating are readily available in the summer thanks to the full-service marina and a private owners’ beach.
Skiing and other recreation areas are close by for some fun during the winter months, including the world-renowned Northstar at Tahoe Resort.
Amenities provided by Stillwater Cove include a spa, restaurant, and tennis courts, as well as concierge services for a resort-like stay.
