Consumers Drawn to Value in Gray's Crossing

Activity in the Gray’s Crossing community is flourishing this spring with 31 homes currently under construction and 29 in the design review process. It is refreshing to watch the building of this great community in Truckee.

Gray’s Crossing offers a great value as all of the properties listed are brand new construction and priced well under the $2M mark. Single family homes start just under $1M and go up to $1,470,000 with a median price of $1,280,000.

Gray’s Crossing fits a market niche because the community offers an ideal location within the town of Truckee, with quality amenities yet still at an affordable rate. Most of the listings in Gray’s Crossing are 4 bedrooms with a flex/bonus room and over 3,000 sq.ft. Comparing this to other golf communities in Truckee, one will find a median price of $1,725,000 at Schaffer’s Mll, $2,047,500 in Lahontan, and $1,950,000 at Old Greenwood.

The value of property is high in Gray’s Crossing and this is attracting interest. New, high end construction in an excellent location with desirable amenities at an ideal price point combine to form a product that is very appealing to consumers.

There are currently 6 brand new homes completed or near completion and listed on the market. There are also currently 3 brand new homes that are pending sale in the community, evidence that the market is gaining momentum leading into a summer that will likely be robust with sales activity.

The Start of Summer

The Gray’s Crossing Peter Jacobsen/Jim Hardy championship golf course will be opening for the season on May 15th. Spring golf is one of my favorite times of the year as the Sierra Crest is still holding snow and offers incredible views once you reach hole # 5, a par 4 that will not disappoint. If you are an NCGA member you can take advantage of the Two Course Special which includes rounds at Old Greenwood and Gray’s Crossing for $200.

PJ’s Bar & Grill at Gray’s Crossing will actually open a week before the course on May 8th, serving breakfast, lunch and dinner in what I believe is the best outdoor dining in Truckee. After a round of golf, a bike ride, or hike, it is my favorite place to enjoy a beverage around the fire pit and event lawn while also taking in the alpenglow. For home and land owners in the community, the Gray’s Crossing fitness center will remain open from 7 am to 7 pm daily, while the pool, sun deck, and outdoor spa will be opening on May 15th.
