Bases Loaded at Old Greenwood

This past week assured us that the season for buying and selling is upon us.  No community can attest to this statement better than Old Greenwood. At the beginning of August, Old Greenwood had seven single family homes on the market.  Now, after two sales closed in early August and two more accepted offers last week, Old Greenwood’s inventory is depleting.  The three remaining homes could not cover the community’s bases any better.

On first base is an entry cabin showcasing one of the best values in Old Greenwood.  Priced at $880,000 this 2,274 sq.ft. 3 bedroom/3.5 bathroom home offers a mountain cabin feel at a fraction of the price to live in the OG community.  12296 Fairway Drive comes with proven rental potential and will suit for an ideal second home and/or rental property.

On second base is a custom built home in a desirable location of the Old Greenwood community.   It is not often you can find a home that has a feel as if the contractor built it for himself.  In the case of 12614 Caleb Drive the well know Tahoe contractor, Mark Tanner, did build it for himself.  Custom is an understatement for this home. At 4,165 sq.ft. this home offers is what prospective Tahoe homebuyers see in their dreams.  The two story layout separates the home making room for entertainment upstairs and down.  The kitchen showcases exquisite granite countertops and commercial grade appliances.  The master bedroom and master suite sit on the main floor and have great access to the living area.  The upstairs offers a community media room surrounded by another suite, and two sizeable bedrooms.  Throw in a golf cart garage in addition to the two car garage and you have a turn-key home ready for Tahoe style enjoyment.

On third base you have a home that offers a superior location, views and home layout.  At 6,428 sq.ft. this home has the space to accompany a large family and still have room for friends to visit.  The variety in media rooms and living space will keep everyone happy in the winter, while the three patio’s and stone fireplace leave plenty of room for outdoor summer entertainment.  There is open space across the street leaving the southern view of Northstar untouched.  Priced at $2,790,000, 12822 Lookout Circle shows what Old Greenwood luxury living is all about.

The recent sales action at Old Greenwood marks a small step for the market and a giant step for the Old Greenwood community.  As demand continues to grow and inventory lowers, we will see values continue to creep back to the peak times of Tahoe real estate.
